Airbnb management is usually charged as a percentage of your booking income, and the rate depends on how much the manager does. Large international managers advertise from about 12% to 14% of rental revenue, and full-service rates in many markets run higher. Pakistan has no standard rate card, so quotes differ between companies. The only reliable number is a written quote that lists what is included and what is billed on top.
The Four Common Fee Models
| Model | How it works | Best for |
|---|---|---|
| Percentage commission | A set share of every booking | Owners who want full service |
| Fixed monthly fee | The same amount each month, whatever the bookings | Busy listings with steady income |
| Hybrid | A smaller percentage plus a fixed fee | Owners who want predictable costs |
| Co-hosting | A lower percentage for part of the work, such as messaging and pricing | Owners who live nearby and handle cleaning themselves |
Percentage commission is the most common, because it ties the manager’s income to yours.
What Is Usually Included
A full-service package normally covers these tasks:
- Listing creation, photos, and description
- Pricing adjustments through the year
- Guest messages and booking management
- Check-in coordination
- Cleaning scheduling and quality checks
- Owner reporting each month
What Is Often Charged Separately
This is where owners get surprised. Many contracts bill these items on top of the management fee:
- Cleaning per stay, either at cost or with a markup
- Linen and supplies
- Deep cleaning
- Repairs and maintenance
- Photography or setup fees
- Minimum monthly fees that apply even when bookings are low
Always ask for this list in writing before you sign.
A Worked Example for Islamabad
This example uses a 2-bedroom in Bahria Town Phase 4 at PKR 15,000 per night and 50% occupancy, which means 15 nights and PKR 225,000 a month in gross income. The management percentages below are illustrations, not quotes. Cleaning and platform fees come on top.
| Management fee | Fee in PKR | What you keep before other costs |
|---|---|---|
| 15% | 33,750 | 191,250 |
| 20% | 45,000 | 180,000 |
| 25% | 56,250 | 168,750 |
Does a Manager Pay for Itself?
It can, if the manager lifts your occupancy. Suppose you self-manage and your unit sits at the national average of 29.5% occupancy, about 9 nights a month. That earns roughly PKR 135,000 gross.
A manager charging 20% needs only PKR 168,750 in gross income (about 11 nights, or 37.5% occupancy) to leave you with the same PKR 135,000. If they push you to 50% occupancy, you keep PKR 180,000 instead, about PKR 45,000 more each month.
There is some local evidence that management helps. Airbtics tracks 7 to 8 management companies in Pakistan, and their listings average PKR 13,287 to 30,727 per night, compared with a market average of about PKR 10,380. That is not proof, but it shows professional listings usually price higher.
How to Compare Quotes
- Ask what the percentage applies to. Is it gross booking value or net income after platform fees?
- Get cleaning costs in writing, per stay and per deep clean.
- Check for minimum fees and exit charges.
- Ask how often you receive payouts and reports.
- Confirm who pays for repairs, and the limit before your approval is needed.
- Check reviews and current listings. A manager’s own properties show how they perform.
- Ask how tax records are handled, since your Airbnb income must be declared.
Red Flags to Avoid
- A very low percentage with high hidden charges
- No written agreement or reporting
- No access to your booking account or payout records
- Promises of guaranteed occupancy
The Bigger Picture
Cheaper is not always better. A manager at 25% who keeps your unit full and well reviewed can leave you with more money than a 15% manager who leaves it empty. Compare total net income, not only the headline percentage.
