Do Airbnb Hosts Pay Tax in Pakistan? The 2026 Guide for Islamabad and Rawalpindi Hosts

Yes, Airbnb income from a property in Pakistan is taxable, and you must declare it in your annual income tax return. Pakistan has no special “Airbnb tax.” Rent is taxed under Section 15 of the Income Tax Ordinance, 2001, as “income from property,” using the normal rental income slabs, which run from 0% up to PKR 300,000 to 25% above PKR 6,000,000. The current return deadline for Tax Year 2026 is October 31, 2026.

How FBR Treats Airbnb Income

FBR has not published a separate rule for Airbnb hosts, so hosts follow the general rules for rental income. Three points matter most:

  • Rent is taxed as income from property. There is no standalone rent tax. Your rent is added up and taxed on the rental income slabs.
  • The Finance Act 2026 kept the rental slabs unchanged, according to published tax guides, and it removed Section 7E, the old tax on deemed income from property.
  • Overseas Pakistanis are covered too. Income from property located in Pakistan is generally taxable here, even if you live in the UAE, Saudi Arabia, Qatar, or Kuwait.

One caution: if you run your listing like a hotel, with daily cleaning, meals, and other services, FBR may treat it as business income rather than rent. I could not find an official FBR ruling on this, so ask a qualified tax advisor how your listing should be classified.

Rental Income Tax Slabs

Annual Rental Income (PKR)Tax
Up to 300,000Exempt
300,001 – 600,0005%
600,001 – 2,000,000PKR 15,000 + 10%
2,000,001 – 4,000,000PKR 155,000 + 15%
4,000,001 – 6,000,000PKR 455,000 + 20%
Above 6,000,000PKR 855,000 + 25%

Slabs apply to your total rental income from all properties, so a second apartment can push you into a higher bracket.

What Does an Airbnb Host Actually Pay?

These examples use a 2-bedroom in Bahria Town Phase 7 at a mid-range PKR 16,500 per night, the same scenario as our Airbnb in Rawalpindi guide. Figures are illustrative.

OccupancyAnnual Gross IncomeTax With No DeductionsTax After One-Fifth Repairs Deduction
30%PKR 1,782,000PKR 133,200about PKR 97,560
50%PKR 2,970,000PKR 300,500about PKR 211,400

A host with a busy, well-run listing pays more tax, but also earns far more. Even at 50% occupancy, tax takes roughly 10% of gross income before the deduction.

What You May Be Able to Deduct

Rental income guides note a flat one-fifth (20%) deduction from gross rent for repairs and maintenance. Confirm with your advisor whether it applies to your situation.

Other costs, such as cleaning, laundry, utilities, and platform fees, may be deductible if your income is treated as business income. In every case, keep receipts and monthly statements so you can support whatever you claim.

Why Hosts Get Caught

Airbnb payouts go into a bank account, which creates a clear trail. FBR is also tightening its systems:

  • IBANs and property details are now required when filing your return.
  • Wealth statements can be demanded for Tax Year 2027, covering assets, liabilities, and expenditure.
  • Faceless audits use automated, risk-based selection, so mismatches between declared income and bank deposits are more likely to be flagged.

I found no sign that Airbnb deducts Pakistani income tax from host payouts, so you should assume declaring the income is your responsibility.

The Deadline Is Close

FBR extended the Tax Year 2026 return deadline twice: from September 30 to October 15, and then to October 31, 2026. That leaves hosts about a week to file. The IRIS portal has had glitches this season, so do not leave it to the last day.

Missing the deadline can also remove you from the Active Taxpayer List. Under the Finance Act 2026, restoring an individual’s status now carries a PKR 25,000 penalty, and filer status affects your withholding tax on property purchases and sales.

Airbnb Host Tax Checklist

  1. Add up all Airbnb payouts for July 2025 to June 2026 from your bank statements and Airbnb earnings report.
  2. Match them to your bank deposits so the figures agree.
  3. Gather property details and your IBAN before opening the portal.
  4. Calculate your tax using the slabs above, and confirm any deductions.
  5. File before October 31 and save the acknowledgment.
  6. Keep records for several years, including receipts, agreements, and payout reports.
  7. Book a short session with a tax advisor if you have several properties or run a service-heavy listing.

The Bigger Picture

Airbnb income feels informal, but FBR can see bank flows, property records, and now wealth statements. Hosts who declare their income early and keep clean records have little to worry about. Those who skip it are taking a growing risk each year. This guide is general information, not tax advice, so confirm your own position with a qualified advisor.
