FBR Tax Deadline: Will October 15 Be Extended to December 2? What Landlords Must Do Now

The direct answer: the current FBR income tax return deadline for 2026 is October 15, and the Pakistan Tax Bar Association (PTBA) has formally asked FBR to push it to December 2. As of today, no new extension has been confirmed in the source reporting, so the safest plan for landlords is to treat October 15 as the real deadline and file now. If you earn rental income from a house, apartment, or Airbnb in Islamabad, Rawalpindi, or Bahria Town, waiting for a second extension is a risk you don’t need to take.

What Happened

The PTBA wrote to FBR Chairman Rashid Mahmood Langrial asking for more time. The deadline had already been moved to October 15 through Circular No. 03 of 2026, issued on September 30, but the association says that move did not solve the real problems taxpayers face.

The main complaints in the letter were:

  • Ongoing IRIS portal glitches that slow down or interrupt filing
  • Errors in the return forms, with fixes arriving slowly
  • A problem in the minimum tax calculation formula, which the association says is applied wrongly for some taxpayers under the minimum tax regime who also earn income from another source
  • Time-consuming data updates, especially adding immovable property details and IBANs for bank accounts

The PTBA says it raised these issues through emails, media, meetings, and Zoom calls with FBR and the PRAL technical team, but has not seen a fix yet.

Why Landlords Are Hit Harder Than Salaried Filers

Rental income returns involve more data than a simple salary return. The new system asks you to update property details and bank account IBANs, which is exactly where PTBA says delays are happening. If you own several rental units, or run an Airbnb portfolio alongside long-term tenants, you have more entries to complete and more chances for the portal to fail halfway.

Overseas Pakistanis managing Islamabad rentals from the Gulf face an extra challenge, because portal downtime, OTP issues, and time zone gaps make a last-minute filing even riskier.

Check Your Rental Tax Slab Before You File

Use the current slabs to estimate what you owe on rental income:

Annual Rental Income (PKR)Tax
Up to 300,000Exempt
300,001 – 600,0005%
600,001 – 2,000,000PKR 15,000 + 10%
2,000,001 – 4,000,000PKR 155,000 + 15%
4,000,001 – 6,000,000PKR 455,000 + 20%
Above 6,000,000PKR 855,000 + 25%

Example: a Bahria Town Phase 4 landlord renting a 10 Marla house at PKR 170,000 a month earns PKR 2,040,000 a year, which lands in the 15% bracket. Knowing your bracket beforehand saves time when the portal’s calculation looks off.

What to Do Before the Deadline

  1. Gather documents today. You need rent agreements, bank statements, property details, and your IBAN.
  2. Update property and bank details early, since PTBA says this is where filers lose the most time.
  3. File before the last day. Portal traffic and glitches usually peak in the final 48 hours.
  4. Check the minimum tax figure if you have more than one income source, because the formula problem may affect your calculated amount.
  5. Keep screenshots and acknowledgments of every filing attempt in case of a dispute.
  6. Ask your tax advisor about a revised return if you need to correct anything after filing.
  7. Keep your wealth statement consistent with your declared rental income, as FBR now has stronger powers to check it.

Why Filing on Time Still Matters

Even if FBR grants another extension, your filer status affects the withholding tax you pay on property transactions, such as the 1.25% on purchases and 2.75% on sales for filers. A late or incomplete return can put that status at risk. Staying a compliant filer is the cheapest way to protect your future property deals.

The Bigger Picture

This is the second deadline discussion in a month, and it follows FBR’s faceless audit system and wider wealth-statement powers. The direction is clear: more digital filing, more data matching, and less room for informal handling. Landlords with clean records and early filings will have the least stress.
